In Brighton & Hove there is currently less than 14,900 sq metres available to rent out of a total office stock of 446,000 sq metres.
This has increased a little from 2016 when availability at one point had fallen below 10,000 sq metres; a 10 year low.
Occupier demand is high compared to availability. The historic lack of Grade A space continues. Current availability is about 3% of the total office stock.
There is still a real shortage of good quality stock in the centre of Brighton and most of the available space is already under offer. The limited availability has led to tenant incentives reducing and rents increasing steadily.
The highest rent achieved so far in 2017 was just over £301 psm, a slight increase from the precedent established in 2016.
