The 0.7 hectare site close to the city centre is surplus to the requirements of the Brighton and Sussex University Hospital Trust and is for sale by informal tender with a closing date of 30th June.
Although a small site its close proximity to the city centre and location on Dyke Road in the Clifton Hill Conservation area will make it attractive to developers for residential use. The 126 year old hospital building has been found to have insufficient architectural merit by English Heritage to be listed clearing the way for possible demolition.
Any planning application for housing would have to deliver 80% affordable units and, although any development could be multi-storey, the site is not in any of the locations identified in the Tall Buildings Strategy for high rise.
A new childrens hospital will be completed as part of the Royal Sussex County site next year.
